Before Closing: Verify Funds, Documents and Instructions
The final days of a real estate transaction involve large sums and time pressure. Clear communication with the closing attorney helps reduce preventable mistakes.
Confirm the outstanding items
Ask about identification, signing arrangements, lender conditions, title questions and the required form of funds. Review the settlement figures and raise discrepancies early. A scheduled appointment does not guarantee that every closing condition has been satisfied.
Independently verify wire instructions
Treat unexpected changes to payment instructions as a reason to stop and verify. Call a trusted number obtained independently from the suspicious message, not a new number supplied in it. Do not rely solely on email appearance or a familiar signature block.
Keep the closing record
Retain the signed documents, settlement statement and information about recording and title coverage. Confirm what has been completed and what remains pending. If an error or suspected fraud occurs, contact the bank and closing attorney immediately; delay can make recovery more difficult.

An email appears to come from a familiar closing contact but changes the destination bank hours before closing. Pause and verify through the established telephone number. A convincing message is not independent confirmation.
What to gather before a consultation
- Trusted closing-office telephone number
