Buying a Home in Rowan County: Read the Contract Calendar
A purchase agreement creates a sequence of decisions and deadlines. Put the actual dates on one calendar before relying on a general description of the closing process.
Identify each deadline
List due diligence, financing, inspection, repair-request and closing dates that actually appear in the agreement or addenda. Not every contract uses identical terms. Determine which deadlines are firm, which require notice and what happens if a condition is not satisfied.
Coordinate the professionals
The agent, lender, inspector, surveyor and closing attorney address different parts of the transaction. Share relevant changes promptly. A lender’s approval does not necessarily answer title, boundary, condition or contractual questions.
Document changes properly
If a date or obligation changes, obtain an effective written amendment through the appropriate parties. Keep the final versions together. Do not assume a conversation with one participant modifies the agreement for everyone, and seek advice before allowing a deadline to pass unresolved.
