Understand what the transaction requires

A purchase agreement establishes important dates, conditions and obligations. Buyers and sellers should understand due diligence, financing, inspections, title review and the consequences of missing a contractual step. The documents for the particular transaction control; a general checklist cannot replace reviewing the signed agreement and communicating promptly with the professionals involved.

Title, deeds and shared ownership

A recorded deed, title history, liens, judgments or an estate issue may affect whether an owner can convey the expected interest. Different forms of ownership can also affect inheritance and the rights of co-owners. We help identify questions that need title or estate review before a transfer. Do not assume that paying expenses or living at a property proves legal ownership.

Boundaries, access and property disputes

Boundary and access disagreements require careful comparison of deeds, surveys, plats, easement language and use history. A fence, driveway or online parcel map does not by itself answer every legal question. We help clients organize the relevant record and consider negotiation, survey work, title analysis or civil litigation. Avoid physical self-help that may create additional disputes.

Closing preparation and post-closing concerns

Confirm responsibilities, required funds and final documents with the closing attorney. Independently verify wiring instructions using a trusted telephone number; last-minute email changes deserve particular scrutiny. After closing, keep the settlement statement, deed, title documents and loan records. If a problem appears later, preserve communications and seek advice promptly about the actual issue and available remedy.

Common questions

Is a county GIS map the same as a survey?

No. An online parcel map is useful for orientation but should not be treated as a legal boundary determination. Review the recorded documents and consult the appropriate professionals.

Can an estate issue delay a sale?

It can. Ownership, authority to sign, liens and estate administration may affect a transfer. Identify a deceased owner or unresolved estate early in the process.
